Abbey Lane
Abbey Lane is a 40-acre residential parcel located on S.R. 52 in Pasco County. A 240 unit single family, attached home development is planned for this site.
Clermont Plaza
Clermont Plaza is a mixed use site located at the corner of Highway 50 & 27 in Clermont. It consists of 50,000 sq ft. of office space, a 50,000 sq ft. box retail space, 2 stand alone restaurants, 2 fast food sites, a bank out parcel, 2 80-120 room hotels and 50 residential units. This site is currently in the planning phase.
County Line Road
Dade City Executive Center
Dade City Executive Center is a 10.5 acre parcel located across the street from Pasco County Regional Medical Center Hospital in Dade City, Florida. 90,000 sq ft. of medical office space is planned for the site.
Eagle’s Crest
Eagle’s Crest is a 370 acre development in Plant City, Hillsborough County, with an approved C-U General Site Plan consisting of 438 single family homes and 180 town homes. JES has retained a 2.5 acre parcel for future commercial development. Recent road changes and County Park planning now make the 20 acre corner a potentially viable commercial nexus.
Grey Hawk at Lake Polo Phase II
Phase II consists of 165 lots all under contract to three regional builders. Horizontal improvements are complete, and takedowns began in February 2006. Assuming the builders only fulfill their minimum purchases, as contractually required, takedowns will be complete by February 2008.
Lakeland Professional Park
Lakeland Professional Park is a 23 acre residential and commercial development off of Interstate 4 at exit 33. Two and a half acres were sold to a hotel group and a BMW automobile dealership purchased 1.5 acres. Both purchases closed in June 2006. The remaining 11 acres of upland (479,000 sq. ft.) is in the marketing cycle, with optimal site plan usage currently reflecting two restaurants, an additional hotel site, and 60,000 square feet of office space.
Olds Square
The Square is a 750,000 sq ft. mixed-use venture in downtown Oldsmar currently in planning phase. The project will consist of seven buildings of up to eight stories in height. The project will have approximately 250 residential units, nearly 150,000 sq. ft. of retail and commercial space and a 120-200 room hotel. The project is part of the Oldsmar CRA.
Riverwood
Riverwood is a 637 acre development located in Southwest Pasco County, Florida. Riverwood will be developed in four phases. Phases I, II, and III encompass 516 acres and consist solely of 997 residential home sites. Phase IV encompasses the remaining 121 acres and will contain a mixture of 400 residential units and 300,000 square feet of commercial space. JES has sold 100% of the home sites (745 home sites) in Phases I and II to national builders. Phases III and IV have not yet been marketed. Phases I, II, and III are fully entitled and permitted. Phase I development commenced in December, 2006. Lot delivery is on schedule for fourth quarter 2007.
SR 54 Frontage
This is 7.1-acres located on the south side of State Road 54 just west of the Grey Hawk development approximately one mile west of the Suncoast Expressway (SR-589). Property is currently zoned PO-2 (Professional Office) with a Future Land Use of RES-3 (Residential – 3 du/ga).
Summit View
Summit View is a 135 acre residential development in Pasco County. The development consists of 406 home sites. All 406 of the home sites were sold to a national builder. JES has an approved PUD for this entitlement.
Suncoat Corners (Ashley Glen)
Suncoast Corners (Ashley Glen) is a 260 acre mixed use (residential, office, and retail) development located in Southwest Pasco County, Florida. Ashley Glen is currently entitled for 807 residential units; however this is not the best use of the parcel. Therefore, JES is currently pursuing DRI approval that will allow for 900 residential units and 2.25 million square feet of retail and office space.
